Position: Construction Coordinator

Reports to: Construction Manager - Developments

As the Construction Coordinator you will work closely with office and site personnel assisting in the preparation, monitoring and updating of schedules, participate in various site/project meetings, help resolve technical issues as they arise, manage site plans, communicate and coordinate with subcontractors, consultants and potentially clients and other tasks that maybe required to aide in the success of the project(s).

You will be communicating with a wide variety of people during these projects; it will be your responsibility all parties are properly communicated with thereby ensuring an efficient use of resources and materials. You may also be communicating with our customer/tenant during these project improvements ensuring our client's requirements regarding the functionality and standards of the project are met. In conjunction with these responsibilities this position will also be responsible to assist the Estimator with specific duties as outlined below.

Major Duties and Responsibilities;

  • Interacting with contractors, consultants, architects, engineers and maintenance personnel on various project concerns.
  • Coordinating various project documentation, including bid packages, contracts and pay request preparation.
  • Assisting with solicitation and follow up of contractors.
  • Prepare tracking reports
  • Prepare project(s) correspondence, maintaining data, record maintenance and pay request submittals.
  • Developing bid documents and specifications for solicitation of professional services (consultants/architects/engineers) and contractors.
  • Coordinating and reviewing required shop drawings.
  • Managing PCO/CO/Site instructions/clarifications etc.
  • Identifying long lead material orders to ensure orders are placed efficiently.

  • Drafting meeting agendas and recording and disseminating minutes.
  • Coordination of project selections and upgrades
  • Performing special projects and other duties as assigned from time to time by Senior Management.
  • Synchronizing work processes with other departments/divisions within the group of companies.
  • Participate in recruiting construction personnel (when applicable)
  • Ensure selected trades conform to EFC Developments processes, budgets and timelines for construction/improvement specific projects.

Qualifications;

- The successful candidate will have 2-3 years' experience as a Project Coordinator. PMP designation is

an asset

- Strong working knowledge of MS Office (Excel, Word) and Microsoft Project & Schedules (Nav 09

would be ideal)

- Excellent communication, organizational and time management skills.

- Ability to read Blue Prints, Shop Drawings and specifications.

- Experience doing quantity take off, change orders and tender packages.

- Comfortable with multi-tasking, working as a team and working independently.

- Supporting education in engineering and/or Project Management in a construction environment is

ideal.

Description: POSITION SUMMARY:
In this role, you will be negotiating Commercial Rental Unit (CRU) land lease contracts for a Branded Retail and Commercial fuel facilities located in Western Canada. The successful candidate can expect to be involved in all aspects of the leasing cycle including acquisitions, divestitures, and property management. Additionally this role is responsible for carriage of expropriation matters and coordination with municipalities and other 3rd parties any business interruption activities.

CORE RESPONSIBILITIES:
* Reviewing proposed transactions regarding CRU Lease Land sale agreements
* Negotiating CRU Lease, Land sale agreements
* Working and consulting with internal and external legal counsel
* Working closely with the Contracts Administrator in drafting and execution of lease contracts and related amendments
* Preparing and reviewing correspondence, legal documentation and advising the client group
* Expropriation file management
* Providing monthly reports and updates
* Working with the Development Team on special projects, acquisitions and divestitures

POSITION QUALIFICATIONS:
* A university degree or equivalent education
* Minimum of 3 - 5 years of relevant commercial real estate experience in a multi location environment
* Excellent understanding of contracts and related contract law
* Advance computer skills including proficiency in MS Office
* A high degree of initiative and self-motivation
* Good judgment in dealing with confidential business issues
* Ability to work independently
* Exceptional planning, organizing, problem solving and negotiating skills
* Excellent oral, business writing and listening skills
* Exceptional interpersonal skills and strong team player

POSITION QUALIFICATIONS (CONSIDERED ASSETS):
* Commercial Real Estate License or Appraiser Designation
* Basic knowledge of the North American retail and commercial industry
