Job Title: Project Manager

Main Functions:
The Project Manager will be responsible to complete all aspects of projects as assigned in this fast-paced, multi-faceted role that we are looking for. The Project Manager must possess the knowledge, experience, and confidence to engage and professionally interact with design professionals, consultants and client(s) while successfully completing the role of Business Development, Project Manager, Site Superintendent and Estimator as well as other construction related personnel in planning, coordinating and safely executing the work in accordance with the contract documents, schedule and budget. The Project Manager works closely with the client and prime consultant for the project and fulfills an integral role on the project. The Project Manager must be a professional and a personable leader committed to the overall objective and self-development within the company.

Responsibilities:

      • Utilizing established client relationships, previous sales experience and strong working knowledge of commercial construction, leverage their network of business contacts and relationships to secure new projects.
      • Working collaboratively with the Construction Manager, this position will identify, pursue and establish new opportunities essential to our organizational growth within new and current markets throughout Western Canada.
      • Ability to research and analyze potential opportunities for growth in geographic locations and markets and providing the leadership team with up-to-date market trends and ongoing analysis of the current business environment.
      • Explore, grow and develop industry networks with key influencers and leaders of corporate business, governments, real estate, architectural and engineering firms. Assess the type of tender, client and closing date to determine feasibility of the tender.
      • Review tender documents assessing scope, risks involved, tender complexity etc. and provide feedback to the Construction Manager.
      • Conduct Site inspections for tenders understanding, analysis of conditions and identification of activities that may or may not be shown in the tender documents.
      • Calculate and prepare quantities. Ensure value-engineering ideas are considered on every bid.
      • Source subcontractors and suppliers capable of complying with tender; prepare and send out trade packages accordingly.
      • Transmit addenda and other bid information to subcontractors.
      • Compile letters/schedules and any other items required by tender.
      • Preparation of tenders and budgets.
      • Incorporate all relevant details, once tender package is complete, present the package to Construction Manager/Senior Estimator for approval and comments.
      • Review contract details relevant to the company's ability to deliver under the contract.
      • Prepare project schedules.
      • Review project requirements and assess equipment requirements.
      • Communicate with design team/client as well as effectively lead the trades.
      • Review/approve and expedite all shop drawings/samples and approvals.
      • Monitor and maintain the project construction schedule (on a weekly basis).
      • Raise and discuss relevant issues at the job site meetings and prepare and issue minutes for all meetings.
      • Inform the Consultant(s)/Client of any errors, discrepancies or omissions contained within the Consultant(s) design drawings.
      • Review/approve and expedite all PCO's and CO's. Maintain current CO logs.
      • Ensure completion of and track all independent inspections and testing as required.
      • Issue monthly progress draws and invoicing to consultant and client (including holdbacks).
      • Maintain and enforce good construction standards and quality control.
      • Maintain control and responsibility for the security and operation of Client directly owned equipment on the job site in conjunction with site staff.
      • Control and monitor labour, material and equipment expenses.
      • Prepare monthly forecasting summaries.
      • Ensure "as-built" drawings are prepared on an on-going basis by all trades during the construction phase and issue final close-outs to Consultant/Client accordingly.
      • Ensure all required municipal inspections are performed.
      • Prepare and expedite project deficiency lists.
      • Comply with all corporate policies/processes and procedures as well as Occupational Health and Safety (OH&S) administrative rules while carrying out all projects.
      • Synchronizing work processes with other departments/divisions within the group of companies.
      • Participate in recruiting construction personnel (when applicable).
  • Maintain a tidy and orderly work area exhibiting pride in work performance and contributing to a healthy and safe work environment.
  • Ensure exceptional, courteous, and respectful customer service through compliance and participation in the Company's Step Up to Customer Service Program.
  • Comply with and participate in the Company's Health & Safety and Quality programs and initiatives.
  • Perform any other duties as required.



Qualifications and Experience:
· Completion of Post-secondary education in Construction, Engineering or related discipline.
· Minimum three years of related work experience as a Project Manager for a general contractor.
· Minimum three years' experience as a Superintendent on small to medium scope, commercial construction projects.
· Proven ability to guide safe work practices in a high-pressure environment while maintaining project quality and consistently delivering projects on time and within the budget.
· Minimum three years of related work experience as an Estimator for a general contractor
· Experience with Bluebeam, BuildingConnected and other estimating assisting software
· Proven and quantifiable business development growth in previous roles.
· Familiarity with commercial construction methodology and practices.
· Able to plan and manage to a project schedule (MS Project experience).
· Understanding of construction documents and the ability to ensure that they are complete and protect the company's interest, clearly define expectations and provide incentive to perform.
· Excellent management, contract negotiation and organizational skills.
· Knowledge of construction costs and budgets.
· Experience and understanding of bidding, purchasing, negotiating, contracting, cash flow, expediting, receiving, and transporting.
· Proven track record of building successful teams, effectively motivating people and maintaining effective relationships with clients, owners and consultants.
· Able to anticipate stakeholder needs, investigate the underlying causes and identify short and long term solutions.
· Able to understand and present complex ideas while anticipating potential objections.
· Proven ability to influence and persuade others to adapt to a certain point of view.
· Demonstrated ability to lead a team and achieve results.
· Anticipates patterns and links; looks beyond the immediate problem to the wider implications; generates new solutions to complex problems.
· A Security Clearance is required as a condition of employment.
· Able to travel is required, drivers abstract required
· Professional, punctual, meticulous and diligent.
· Able to work collaboratively as a productive member of the Client Team.
